Landscaping for a Florida Winter

Depending on what types of trees you have in your yard, we do have a "Fall" in Florida. Now seems to be the time when some trees shed their leaves. Proper landscaping in a Florida winter can keep your yard healthy and curb appeal higher.
It's colder and more pleasant this time of year, but our trees and grass may need more attention as well. Keeping a healthy landscape requires different tactics than what we use in the Florida heat. Here are some ideas for keeping your building landscape fresh.



Aerating grassy areas and adding fertilizer. Aerating the soil helps to improve water drainage during autumn rains, also helping water and nutrients to reach the plant roots. The strategic addition of fertilizer can also help the grass more easily survive the winter and start growing earlier in the springtime.

How to tell if it Is an Emergency or a Maintenance Request?

Do you know when to call your building or property manager? Can you tell what constitutes an emergency and what can wait?
 
A good guideline to follow is that if the issue will cause immediate further damage, then it's an emergency. If not, it's a maintenance request. 

Here are some examples to help clarify.
 

Example 1


If the renter notices a continual water leak but can't stop the issue, it's considered an emergency. However, if the but the issue has stopped and only water damage repair remains, this would a maintenance request.

Especially during rainy months in Florida, there isn't much your property manager can do until the rain stops. Call or email management, but understand a fix may be delayed until the rain ceases. In that case, use buckets or towels to collect the rain and avoid further damage.

Condo vs. Townhome: How to Decide What's Right for You

We have a lot of beautiful townhomes and condos in the Clermont area, with more in construction. Many condos are also available in the Orlando area if you are looking to be closer to work. Deciding if a condo or a townhome is right from you comes down the differences in each type of property. The main differences come down to structure, common areas and amenities the homeowners association.


Structure of Townhomes vs. Condos


A condominium, or condo, is typically an apartment-style home within a larger building. Most often they are one level (no stairs or multi-levels within the condo.) The owners access their homes through a shared entry and hallway with other condo owners. While there are not many condos in Lake County, you do see these in the downtown Orlando area.

The primary responsibility of a property manager is handling the finances. This means accepting the rent from the renter and distributing that to the owner. Financial responsibilities also include setting the appropriate rental rate to maximize profit, while not leaning a property empty with too high prices.

Holiday Happenings in South Lake County

The holidays are a great time to discover all that South Lake County has to offer. The weather is cooler, the spirits are high, and there's no shortage of things to do! Here are a few things to look for in the Clermont area and beyond.


Light Up Clermont

Light Up Clermont is the signature event in Clermont, taking place the first weekend in December...or this year, November 30th and December 1st. The event is free and centers on the lighting of the lights in downtown Clermont. Activities begin Friday evening and vendors and food trucks line the streets. The following day, performances grace the stage near city hall and the holiday parade winds through the downtown area.




Parades

If you love parades, more holiday parades happen in the area in addition to the Light Up Clermont. Look for Groveland's parade on December 8th.

The city of Minneola will be hosting their premiere Moonlight Christmas Parade on Main Avenue on December 15th.
